Lark Hill Village External Painting to Apartment Balconies and Associated Steels
Scope of Works
Lark Hill is one of the largest retirement villages in Europe, housing over 400 residents. Dodd Group were contracted via direct award to provide a much-needed update to external balconies decoration scheme.
• All metal work surfaces were prepared
• Repainting utilising the Dulux Trade Metalshield paint system – Dodd Group have been accepted for Dulux Trade Connect Membership
• Delivery utilised two different size MEWPS maximising flexibility without compromising safety or impeding access for residents or staff
Resident Engagement
We promoted a customer centric approach to service delivery via:
• Pre-work Engagement Meetings delivered collaboratively with the ExtraCare Cluster Contract Manager. Showcasing the programme, specifications, colour scheme and answering questions.
• Maintaining up to date posters with relevant information and progress reports in resident communication zones.
• A personal appointment system managed by the Dodd Group Site Foreman, supported by our Resident Liaison Officer.
• Weekly FAQ sessions held throughout with the Head of Painting to answer any queries or address any concerns.
• Supporting residents with balcony furniture relocation during works.
• Delivery
• Acknowledging that external works are predicated on good weather, the programme was devised and costed with scope to accommodate slippage.
• Exceptional weather in May – June resulted in excellent progress to plan, however poor weather in July offset this. During this period the team were redeployed to support internal decoration programmes on a separate Voids contract ensuring no loss of productivity or increase in costs.
• Ultimately the programme was delivered to designated time frames and tendered cost with zero safety incidents or complaints.
Client Feedback
Following a comprehensive survey and tender Dodd Group were awarded the contract for Phase 1-4 External Preparation and Painting of Apartment Balconies and Associated steelwork for Lark Hill Village.
Working in collaboration with the Lark Hill Site Team and Cluster Contracts Manager the works were delivered to time, and budget, with no compromise on quality.
The team’s communication with the ExtraCare Team and residents has been timely, clear, and professional. The Site Foreman and Supervisor met with residents weekly and ensured that necessary changes to the programme, to accommodate weather, was always communicated. The resident engagement throughout the project was of the highest standard and resident feedback on the works completed was great, a real credit to the painting team.
Site safety was always maintained to an excellent standard, and we never had any cause for concern.
The work quality exceeded our expectations, and the completed phases look fantastic. The Dodd Group team only offer completed works once they are satisfied it meets exceptional standards of workmanship. I would also note the behaviour of the team members has been fantastic, and we have never had anything but positive feedback from the Lark Hill team and residents.
Overall, they have been a pleasure to work with and we look forward to our continued professional relationship.
